Until recently, most of the answers were estimates. In 2026 IBGE, Brazil’s statistics institute, published the 2022 Census broken down by neighbourhood, and the address register from the same Census lists every home, building site and business the census takers visited. Together they describe the neighbourhood of 2022 with official data. For prices, tourism and planned works I used the FipeZAP index, the property transfer tax (ITBI) reported to the National Treasury, the IMA bathing water bulletin, the Fecomércio summer survey and the regional press. Each figure comes with its source and date, and at the end I explain how I did my own counts. Prices are in Brazilian reais (R$).

2022 Census
How many people live in Praia Brava
The 2022 Census counted 6,790 residents in Praia Brava, in an area of 4.75 km². That is the count made by the census takers in 2022. IBGE does not publish population estimates by neighbourhood for the following years, and since then the neighbourhood has received several new buildings, so today’s number is probably higher.
What stands out most is the age of the people who live here. Almost one in five residents is 14 or younger, and four in ten are between 30 and 49. Those over 60 account for 11.5%, less than half the share in central Balneário Camboriú. The average is 2.5 people per home, and one in four households has a single resident. The neighbourhood mixes many families with young children and many people living alone.
The neighbourhood is also spacious by the standards of this coast. There are 956 homes per km². In central Balneário Camboriú there are 10,948, eleven times more, and in Meia Praia, in Itapema, 8,173. The table puts Praia Brava next to its neighbours in Itajaí and other well-known beaches in the region.

There is no way to compare with 2010, because in that Census IBGE did not yet have the neighbourhoods of Itajaí and Balneário Camboriú in its register. For the city the comparison exists: Itajaí went from 183,373 to 264,054 residents, 44% more in twelve years.
How many homes are holiday homes
The Census found 4,536 homes in Praia Brava. Six in ten had a permanent resident. One in four was for occasional use, which is how IBGE classifies holiday and weekend homes. The rest were vacant.
| Status in the Census | Homes | Share of total |
|---|---|---|
| Occupied | 2,739 | 60.4% |
| Occasional use (holiday home) | 1,195 | 26.3% |
| Vacant | 602 | 13.3% |
| Total | 4,536 | 100% |
Source: IBGE, 2022 Census, data by neighbourhood. A vacant home had no resident on the Census reference date and was not for occasional use, such as a property for sale, for rent or just delivered.
One in four sounds like a lot until you look at the most popular beaches in the region. In central Balneário Camboriú it is four in ten, in Jurerê Oeste half, and in Meia Praia six in ten.
Within Itajaí, the picture changes. Praia Brava has less than 3% of the city’s residents and 36.6% of all its occasional-use homes, 1,195 out of 3,261. In 2010, the whole of Itajaí had 1,112 such homes. In twelve years the number almost tripled.
And these holiday homes are mostly apartments. Combining the Census with the address register, shown in the next section, 48% of the neighbourhood’s apartments had a permanent resident in 2022, against 81% of the houses. If you plan to live here, it is worth asking on the visit how many units in the building stay closed outside the season.
How many apartments there are in the neighbourhood
The Census address register, CNEFE, records each home with its type and address. With it you can look at the whole neighbourhood, including what is not for sale. In 2022 there were 2,881 apartments, 1,590 houses, 63 houses in gated communities and two homes of another type, which adds up to the same 4,536 as the Census.
The register does not count buildings. What you can do is group the apartments by address, street and number, and that puts them at 162 addresses, very unevenly. Half of these addresses have up to six apartments. At the other end, eleven addresses with more than 80 apartments each add up to 1,529 units, more than half of the neighbourhood. These are the large condominiums inland, nine of them on Rua Delfim Mário de Pádua Peixoto, Rua Suécia and Rua Maria das Dores Santos Müller.
| Apartments at the address | Addresses | Apartments |
|---|---|---|
| 1 to 4 | 69 | 139 |
| 5 to 10 | 46 | 312 |
| 11 to 20 | 21 | 299 |
| 21 to 40 | 10 | 315 |
| 41 to 80 | 5 | 287 |
| More than 80 | 11 | 1,529 |
| Total | 162 | 2,881 |
Source: IBGE, CNEFE, 2022 Census, my count. Each address is a street and a number: a condominium with several towers at the same number counts once, and a building with two numbered entrances counts twice.
On Avenida José Medeiros Vieira, the seafront avenue, the register had 101 homes in 2022: 80 apartments at seven addresses and 21 houses, just over 2% of the neighbourhood. The largest address on the avenue had 35 apartments.
This is not the total of seafront properties. It leaves out buildings facing the sea with their entrance on a side street, and those delivered after 2022: in the same register, five building sites with more than ten units were under way on the avenue itself. What the count shows is that the first row is small compared with the inland part of the neighbourhood. That row, with the avenue between the building and the sand, is what Brazilians call frente mar (article in Portuguese).
The height rules play a part. Itajaí’s Master Plan limits buildings in the first strip along the beach and lets them rise gradually further inland. In 2022, an agreement between the Federal Public Prosecutor’s Office, the city, the Instituto Itajaí Sustentável and the construction industry union, Sinduscon, set a maximum height on the seafront. The aim is to reduce the shade buildings cast on the sand and to protect the restinga, the native coastal vegetation, and the rule also ends up limiting how many apartments fit in the first row.
The neighbourhood data IBGE has published so far does not include floor area or number of bedrooms. It does include the number of bathrooms, which gives an idea of size. A bathroom is not a suite or a bedroom, but an apartment with a single bathroom is usually compact, and one with four or more is usually large.
| Neighbourhood | 1 bathroom | 2 | 3 | 4 or more |
|---|---|---|---|---|
| Praia Brava | 34.0% | 42.4% | 12.3% | 11.3% |
| Cabeçudas | 8.3% | 46.9% | 40.0% | 4.8% |

Source: IBGE, 2022 Census, occupied apartments by number of bathrooms with shower and toilet.
Among the neighbourhoods in the table, Praia Brava has the largest share of apartments with a single bathroom, 34%, and one of the largest with four or more, 11.3%. Only Meia Praia is ahead on that. Looking at Itajaí as a whole, one in five occupied homes with four or more bathrooms is in Praia Brava: 277 out of 1,359.
From what I see in new launches, this split continues. On Osvaldo Reis and Rua Suécia, towers of studios and compact apartments are going up. Near the beach are the lower buildings, with few units and three- and four-suite layouts. Both kinds appear among the projects on the Apartments in Praia Brava page.
What a square metre costs in Praia Brava
There is no official price index by neighbourhood. What exists are measurements by different companies, each looking at a different market with its own method. That is why the figures in the table should not be compared as if they were the same thing.
| Measurement | What it measures | Price per m² | Date |
|---|---|---|---|
| Brain Inteligência Estratégica | Consultancy estimate for the neighbourhood | About R$ 33,000 | Nov 2025 |
| DataZAP | Asking prices on Av. José Medeiros Vieira, the seafront avenue | Just over R$ 42,000 | Apr 2025 |
| FipeZAP | Asking prices of apartments across Itajaí | R$ 13,453 | Sep 2026 |
| Developers’ price lists | Seafront, under construction and ready | R$ 35,800 to R$ 72,700 | Sep 2026 |
Sources: Brain, reported by NSC Total on 30 Nov 2025; DataZAP for Estadão Imóveis, via NSC Total, 19 Apr 2025; FipeZAP historical series; developers’ September 2026 price lists.
Brain’s figure is the most quoted and the only one that tries to give a number for the whole neighbourhood. DataZAP looks only at the seafront avenue, which ranked 7th among the streets with the most expensive square metre in Brazil. Avenida Atlântica, in Balneário Camboriú, ranked 10th, at close to R$ 39,000. FipeZAP measures the whole city and is the only one with a monthly series, which is useful for the trend in the next section. By that index, Itajaí was the 5th most expensive of the 56 cities tracked, behind Vitória, Balneário Camboriú, Itapema and Florianópolis.
The last row is the highest range I follow in the neighbourhood, for seafront buildings. The price varies with the building, the floor and the construction stage, and it is a list price, not a closed sale.
How much asking prices in Itajaí have risen since 2018
I would like to show a 20-year series for Praia Brava here, but no official source has one. The longest is FipeZAP’s, which starts in January 2018 and tracks asking prices in apartment listings across Itajaí. It is not the closing price, nor an index for Praia Brava.
Since January 2018, the asking price per square metre in Itajaí has risen 138%, from R$ 5,650 to R$ 13,453. Inflation over the period, by the IPCA, was 56%. Adjusted for inflation, the rise was 52%.

The chart shows that until 2020 Itajaí moved more or less in line with inflation. The turn came in 2021, with 23.8% in a single year. Until 2024 the rise exceeded 12% a year, and then it slowed: 8.8% in 2025 and 4% in 2026, up to September. The average of the 56 cities in the index rose 45% over the whole period, less than inflation. The neighbouring cities followed a path similar to Itajaí’s.

One number goes further back in time: ITBI, the tax paid when buying property, which the city reports to the National Treasury. Itajaí collected R$ 18.6 million in 2014 and R$ 98.3 million in 2025. This number does not measure appreciation. It grows with the number of properties sold, with the value used as the tax base and with the tax rate, and it covers the whole city. What it shows is the size of the market’s activity.

It also helps to look at the size of the city. Itajaí had the second-largest GDP in Santa Catarina in 2023, R$ 48.2 billion, just behind Joinville, after ranking first in 2021 and 2022. And it keeps growing: IBGE estimated 294,850 residents in 2025.
The index shows the trend of asking prices in the city, and the result of each purchase depends on the property chosen and on the negotiation. That is why, when I compare two units, the entry price is what weighs most for me. My view of what is behind this rise is in the article on Praia Brava’s appreciation, in Portuguese.
What was under construction and what is planned
The Census register also records construction and renovation work in progress. In 2022 there were 120 in Praia Brava, 86 of them residential. At more than 30 addresses, IBGE itself flagged the work as having more than ten units, practically the same as Fazenda, central Itajaí and Pioneiros combined, with 35. Central Balneário Camboriú, with eleven times more homes, had 58.
Many of these sites have since become homes. Torre Sirena, for example, was delivered in 2026 with 232 apartments. There is no official count of today’s building sites, but the next Census should find a much larger neighbourhood than in 2022.
For public works, I separate what is already under way from what is still a plan or a study, and I do not add up the amounts. The Eco Park is already part of the seafront plan, and R$ 18 million of the one-way system agreement goes to Balneário Camboriú.
| Project | Stage | Amount | What is known |
|---|---|---|---|
| Avenida Osvaldo Reis one-way system (binário) | Under construction | R$ 38 million in state agreements: R$ 20M with Itajaí and R$ 18M with Balneário Camboriú | First stage completed. In September 2026, the Praia Brava section was expected to open within weeks |
| Eco Park, new 1.6 km access road to Brava Norte | Preliminary licence issued | R$ 25 million, within the seafront plan | The city planned to call for tenders in the second half of 2026 |
| Revitalisation of Praia Brava and Cabeçudas | Plan with budget | R$ 120.2 million: R$ 62.6M from the city and R$ 57.6M private | 2026 set aside for detailed design and environmental licensing; works planned until 2032 |
| New link between the BR-101 highway and Praia Brava | Under study | Works estimated at R$ 90 to 100 million | Design donated by Instituto Mais Itajaí, with a feasibility study under way; the stated goal is to call for tenders by the end of 2028 |

The timeline of each project in the plan is in the article on the revitalisation of Praia Brava, and what changes with the new road axis in the one on the Avenida Osvaldo Reis one-way system, both in Portuguese.
Tourism, shops and schools
Fecomércio SC’s summer survey does not break out Itajaí, so the closest reference is Balneário Camboriú. In the 2026 season, six in ten tourists interviewed in BC were Brazilian, mainly from Paraná, Rio Grande do Sul, Santa Catarina and São Paulo. Foreigners were four in ten, most of them Argentine. Across the state’s coast, 40% of tourists stayed in rented homes, the most common type of accommodation, ahead of hotels.
Visitors from far away have an airport and a cruise port nearby. Navegantes Airport, about 30 minutes from Praia Brava, handled around 2.3 million passengers in 2025 and was the second busiest in the country outside state capitals, according to the operator’s figures. At the port of Itajaí, the 2025/2026 season had 37 cruise calls and just over 169,000 passengers, the second highest in Brazil after Santos, according to Gazeta do Povo.
And there is the calendar. The Ocean Race, the round-the-world sailing race, is scheduled to stop in Itajaí from 31 March to 18 April 2027, for the fifth consecutive time. The published estimate is 420,000 to 500,000 visitors; the 2023 edition drew about 381,000. In October there is Marejada, the Portuguese heritage and seafood festival, which set a record in 2022 with more than 300,000 people.
In the Census register there were about 290 named establishments in Praia Brava in 2022. IBGE does not classify the type of business, so I sorted them by name, and around 70 are bars, restaurants, cafés, bakeries and beach clubs. Counting the same way, the ratio per home is almost double that of Fazenda and central Balneário Camboriú, and similar to central Itajaí. There were also five educational establishments, including Colégio Bom Jesus, Valley International School and two municipal primary schools.
By my calculations on the map, it is 6.8 km from the seafront to central Itajaí and 6.6 km to central Balneário Camboriú, about ten minutes by car without traffic. What daily life is like outside the season I wrote about in the article on Praia Brava outside the summer, in Portuguese.
Two recent pieces of news help explain the neighbourhood’s current phase. Warung Beach Club, opened in 2002 and a regular in DJ Mag’s ranking of the world’s top 100 clubs, announced its closure in March and held its farewell from 4 to 6 June 2026. And Grupo Emiliano announced in 2024 a hotel in the neighbourhood, with opening planned for 2029 and an estimated investment of R$ 250 million, the group’s first outside São Paulo and Rio. In my view, Praia Brava is increasingly becoming an address for living and for high-end hospitality.
The seafront, the restinga and the water
The restinga is protected along the seafront, which since 2023 has had an Environmental Protection Area defined by decree. At Canto do Morcego a municipal nature park is being set up, provided for in a 2016 agreement with the Santa Catarina Public Prosecutor’s Office, and the city’s plan includes restoring Lagoa do Cassino, with a linear park around it.
The water is one of Praia Brava’s strong points. From what I see every day, the sea is open and the water clear, good for swimming and for surfing. IMA, Santa Catarina’s environmental institute, tests the water every week at three points on the beach, and in the 20 October 2026 bulletin all three were fit for bathing. Each week’s results are on IMA’s bathing water website.
What I take from these numbers
The Census data is from 2022, before the latest wave of deliveries, and there is no official price index for the neighbourhood. The seafront count and the restaurant count are my own counts from the register and should be read as orders of magnitude.
From here on it is my reading, as someone who follows the neighbourhood every day. The picture matches what I see: Praia Brava is a spacious neighbourhood, with a small, protected seafront, which concentrates a good part of Itajaí’s holiday homes and large apartments and where many families live all year round. When a new index or official data changes any of these numbers, I will update the article.

Frequently asked questions
How many people live in Praia Brava?
IBGE’s 2022 Census counted 6,790 residents in Praia Brava, in Itajaí, Santa Catarina, in an area of 4.75 km². The neighbourhood had 4,536 homes: 2,739 with permanent residents, 1,195 for occasional use, which is how IBGE classifies holiday homes, and 602 vacant. IBGE does not publish population estimates by neighbourhood for the years after the Census.
How much does a square metre cost in Praia Brava?
There is no official index by neighbourhood, and each measurement looks at a different market. Brain Inteligência Estratégica estimated about R$ 33,000 per m² for the neighbourhood in November 2025. DataZAP measured just over R$ 42,000 per m² in listings on Avenida José Medeiros Vieira, on the seafront, in April 2025. FipeZAP, which measures listings across Itajaí, stood at R$ 13,453 per m² in September 2026.
How much have property prices in Itajaí risen in recent years?
By the FipeZAP index, the average asking price per m² in Itajaí rose 138% from January 2018 to September 2026, from R$ 5,650 to R$ 13,453, against 56% inflation by the IPCA. The index measures asking prices in listings across the city, not sale prices or Praia Brava specifically, and there is no official price series for Itajaí before 2018.
How many holiday homes are there in Praia Brava?
There are 1,195, or 26.3% of the neighbourhood’s homes, according to the 2022 Census. That is less than in central Balneário Camboriú (40%) and in Meia Praia, Itapema (60%), but it accounts for 36.6% of all holiday homes in Itajaí.
How many apartments are there in Praia Brava?
The 2022 Census address register recorded 2,881 apartments in Praia Brava, at 162 different addresses. Half of the addresses have up to six apartments, and eleven addresses with more than 80 units each account for more than half of the total. On Avenida José Medeiros Vieira, the seafront avenue, there were 80 apartments and 21 houses, a count that does not include seafront buildings with their entrance on a side street or those delivered after 2022.
What public works are planned for Praia Brava?
The revitalisation plan for Praia Brava and Cabeçudas provides for R$ 120.2 million until 2032, from the city and private sources, and in 2026 it was in the design and licensing stage. The Avenida Osvaldo Reis one-way system, with R$ 38 million in state agreements with Itajaí and Balneário Camboriú, has completed its first stage. The new link to the BR-101 highway is under study, with works estimated at R$ 90 million to R$ 100 million and a goal of calling for tenders by the end of 2028.
Is Praia Brava good for swimming?
In IMA’s bulletin of 20 October 2026, all three monitored points in Praia Brava were fit for bathing. IMA, Santa Catarina’s environmental institute, tests the water every week and publishes the results on its bathing water website.
Sources and how I did the counts
The percentages and the comparisons between neighbourhoods are my own calculations from IBGE’s files. In the address register, I grouped apartments by street and number, merging different spellings of the same street, and treated as the seafront avenue the addresses on Avenida José Medeiros Vieira. The flag for building sites with more than ten units is IBGE’s own. For restaurants, I searched the establishment’s name for words that name the type of business, such as restaurant, bar, café, pizzeria and bakery in Portuguese, without using the name of any specific place. The 48% and 81% combine occupied homes, from the Census, with the total of each type, from the register. The rest comes from these sources, mostly in Portuguese:
